






Pacific Shores Apartments
The Pacific Shores affordable housing development approaches the public-private partnership and availability of community amenities in a new way. The design consists of highly efficient design modules that include paired units with 4 units in each section. These units were shifted as needed to maximize the oddly-shaped triangular site while capitalizing on the unique beachfront views and community-building potential. While some units have private garages and others have covered parking or exposed parking lot areas, the “walkup beach apartment” environment is consistent throughout the development. The 8 housing structures, which total 225,000 SF, are all 3-story buildings designed with open breezeways.
To support the community-focus, they are strategically placed around an urban central courtyard anchored by a community building with stunning panoramic ocean views. Contextual elements such as the monarch butterfly habitat informed the character and detailing of the units, including rooflines that mimic the typical angles of the Monarch’s wing and a color palette influenced by their distinctive hues. The design team was required to address complicated brownfield site conditions and environmental issues such as the presence of arsenic, toxic agricultural run-off, and existing riparian zones and monarch butterfly habitats.
